Accommodating up to 12 guests, the villa boasts six spacious bedrooms, each designed for comfort and style. Two luxurious master suites include plush king-sized beds, stunning views of the sea and pool, Smart TVs, and en-suite bathrooms complete with soaking tubs. Four additional guest rooms each offer twin beds, private en-suite bathrooms, and a tasteful blend of comfort and sophistication.
The villa’s indoor spaces are open, airy, and oriented toward panoramic sea views. A 12-seater dining table sets the stage for memorable meals, while the fully equipped kitchen and bar area—complemented by the talents of a private chef—ensure every bite is a delight. Whether gathering for dinner or enjoying a quiet cocktail, the atmosphere is relaxed and inviting.
Outdoors, the infinity-edge pool overlooks the ocean and includes a shallow section ideal for young swimmers. Two shaded lounges provide a breezy escape for reading, relaxing, or simply enjoying the view. A private pathway leads directly to the villa’s exclusive beachfront.
For those in the mood for activity, the villa includes a kayak and paddleboard for seaside fun. Meanwhile, the indoor entertainment room features billiards and mahjong for relaxing evenings.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

All events and weddings with more than 12 guests for Villa Anda must be organized by Event Organizers (EOs). Property staff cannot assist with planning. A detailed event plan must be submitted to the Guest Experience Specialist for approval at least one month before the wedding or event date.
Maximum capacity Villa Anda can host up to 80 guests. Over 80 guests require a buyout of the estate (both Anda and Villa Amann), hosting up to 200 guests.

The professional planner must submit a rundown of the proposed event schedule, including full details of the expected number of guests, wedding ceremony, dinner, entertainment, DJ, live band, and other activities to the management company four weeks prior to the event.
Noise Restrictions
Outdoor entertainment is permitted from 8 am to 12 am with a maximum volume of 70 decibels, and reduced volume after 10 pm. Post-midnight gatherings with up to 30 non-villa guests are allowed in the living room until 2 am with a maximum volume of 70 decibels.
All services terminate at midnight, and non-resident guests must vacate the premises no later than 2 am. Additional fees may apply for late departures.
All fireworks and fire shows must be pre-approved by Villa Management and conducted by a professional operator. Fireworks displays must be launched from a barge on the ocean with all necessary precautions taken to protect the roofs of the Villa, neighboring properties, and surrounding landscapes from fire hazards and completed by 10 pm. The use of fireworks is prohibited during the dry season. All relevant license and/or permit(s) must be obtained for this purpose.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
