While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Event fees are 2000 USD (subject to 7% tax)
Minimum nights: Minimum as per the season schedule
A cleaning fee of up to US$450 may be charged on site to the Guests in case the service of a professional cleaning company is required.
Security deposit
● Security damage deposit: Where the number of guests exceeds 1.5 times the occupancy of the villa, which is more than 15 guests, a security deposit of USD 3,500 will be collected
● The security deposit is refundable provided no damage or deep cleaning at the villa is required.
Music and event curfew is until 10 pm.
Kindly note that We do not allow the hiring and use of elephants or wildlife for any events held in the villa or surrounding areas.
Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
Sky Lanterns are also prohibited by the local government.
Only resident guests are allowed in the bedrooms unless prior approval is given. Bedrooms should be locked during events for security, and smoking is not permitted inside the villa.
Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
