Villa Mes Amis on St. Martin sits high on the Falaise des Oiseaux: a superb cliffside location with astounding views of the ocean, the surrounding coastline, and the island of Anguilla. Renovated in 2018, this magnificent residence encompasses two villas built on nearly 7 acres of beautiful coastline.
The main villa features an impressive reception area opening out to a vast lounge terrace with unobstructed ocean and sky views. There is a cliffside jacuzzi and an enormous infinity-edge heated pool, a pool side bar, and informal outside dining and seating areas. Leading from the terrace and reception area is the living room with expansive glass sliding doors and on the opposite side, a formal dining room and state-of-the-art Chef's kitchen.
Every room offers its unique perspective of the ocean including the 11 lavish bedrooms all with luxurious en-suite bathrooms ( some featuring both indoor and outdoor showers). The sumptuous master suite has a private terrace, a very large walk-in closet, and a fabulous marble bathroom with a glass walled spa and shower overlooking the ocean. The main villa houses 7 of the 11 bedrooms and also a media room and gym. The second villa houses the 2 remaining bedrooms and has a large deck area, a large indoor living room open plan kitchen, and a beautiful cascading heated swimming pool. The unparalleled beauty and exceptional privacy of the site combined with the luxurious interiors will ensure that your stay at Mes Amis is truly an unforgettable experience.
Please note that Villa Mes Amis has a resident on its property, a pretty kitten who answers to the name "The Cat". The cat does not enter the house, he lives only on the property and is fed by the house staff.

- Cancellation Policy: For cancellations greater than 60 days prior to arrival, 35% of the gross rental rate is forfeited. For cancellation between 59 to 31 days of arrival, 55% of gross rental is forfeited. Cancellation 30 days or less, 100% of gross rental is forfeited. Please note all Christmas and New Year's reservations are non-refundable.

For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Rental rates:
The villa can be rented for a 24 hour period. Rates are as follows.
High Season Event Fee: $15,000 + 10% Tax
Low Season Event Fee: $15,000 + 10% Tax
Refundable security deposit: $10,000 + 10% Tax
*When the function takes place during the guest's weekly vacation rental the event rate will be reduced to $9,500.00.
• The villa is available for rental for a one-day event only.
• Overnight stays are strictly prohibited. No one is allowed to sleep on the property before, during, or after the event.
• Any catering company, private chef, or event planner must be pre-approved by the villa owners in order to operate on the premises.
• The wedding planner, catering company, or chef must include post-event cleaning in their services. The villa staff will handle final cleaning. However, if the cleaning required is more extensive than anticipated, additional charges will apply.
• Tables, chairs, dishes, and similar items must be provided by the catering company, private chef, or event planner.
• The renter is fully responsible and liable for any damages caused by guests, vendors (e.g., chefs, event organizers), or for any excessive cleaning required following the event.
• Noise levels must comply with local regulations.
• The maximum number of attendees must be confirmed in advance and must not exceed the limit set by the villa owner.
Terms and conditions:
All rates are quoted in US$ and are subject to an 10% Government Tax & Service. They include the private use of the villa for a 24 hour period for the function set up, the event itself and the clean up afterwards. They also include the services of the villa staff and all utilities (electricity, water, gas).
Accommodation and villa staff gratuities are not included. It is the responsibility of the guests and their event planner to arrange to have furniture removed, stored and returned to enable the event to take place at the villa.
