Villa Ripa is a luxurious modern villa featuring a private pool, spa, and extensive parkland, situated among the hills of Valdichiana near Cortona. Surrounded by 30,000 sqm of fenced gardens, olive trees, and woodlands, it offers total privacy and can accommodate up to 17 guests across 6 bedrooms and 8 bathrooms.
The villa features two furnished patios and a barbecue for alfresco dining, along with a beautiful 12 x 4 m pool (open 15 June–30 September) with sun loungers, parasols, and an electronic safety fence. Guests can enjoy a five-a-side football/volleyball field, a gym in a glass annex, a bowling green, and walking paths throughout the park. There is also covered parking for six cars and a vegetable garden for fresh seasonal produce.
Elegant and contemporary in design, Villa Ripa consists of a main house and a separate cottage. Recently renovated to the highest standards, it offers air conditioning, Wi-Fi, mosquito screens, a modern alarm system, and a Wi-Fi-controlled indoor/outdoor sound system. The main house includes spacious living and dining areas, a fully equipped kitchen, and a cellar level with a tasting room and wine display. The detached cottage provides an additional living area with a kitchen and access to the garden.
The on-site spa, situated in the cottage, spans two floors and features a sauna, Turkish bath, emotional and relaxing showers, a massage room, and an upper-level Jacuzzi with a relaxation area (available upon reservation, at an additional cost).

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
