Villa la Pineta is nestled within a magnificent pine forest on a private beach in the exclusive gated community of Pineta di Roccamare. Surrounded by 20,000 m² of garden and just steps from the sea, the villa offers direct access to the renowned white sandy beach of Roccamare, celebrated as one of Italy’s most beautiful and awarded the European Blue Flag for its crystal-clear waters.
The property is enveloped by lush lawn, mature pine trees, and a spacious stone terrace adorned with geraniums. On the beachfront side, a large patio overlooks the pool, and a private path of about 90 meters leads directly to the beach, where guests have a reserved beach bungalow and changing area. The villa is conveniently located near Castiglione della Pescaia, in the heart of the Maremma region, close to seaside resorts, archaeological sites, nature parks, renowned spas, tennis clubs, and prestigious golf courses such as Punta Ala, Pelagone, and Argentario.
Inside, the main entrance opens onto an elegant living and dining area with a fireplace, a study, and a TV room. Large French windows illuminate the dining room and provide access to the terrace on the beachfront side, where two lounge areas and a large outdoor dining table create a perfect setting for open-air living. A newly designed kitchen connects to a more intimate outdoor dining and relaxation space. The terrace wraps around the villa, enhancing the brightness and flow of the interiors. The main floor hosts seven master bedrooms with en-suite bathrooms.
On the lower level, the villa features a large garage for two cars, a laundry room, a pantry with additional refrigerators, and two bedrooms with two bathrooms reserved for the villa’s staff.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
