Villa Casa Bautista is less than two miles from Tulum gate and is a gorgeous private paradise that is still near enough to town for guests to enjoy restaurants and shopping. Guests can select to stay in a private jungle environment with just the other members of their party or take a quick drive into the famous parts of Tulum for Yucatan cuisine and sustainable fashion options. The villa has plenty of space for up to eight guests with three bathrooms and four bedrooms.
This villa is unique and was created with a vision of sustainable living in mind. The owner worked with the Productora architecture firm to create an exceptional vacation dwelling. Due to all the hard work, this property has won the 2020 Wallpaper Design Awards. The developer also founded the village of Pueblo del Sol in Oaxaca and always puts local indigenous people first. The kindness and intention behind that gesture can be seen in this villa, located in the Sian Ka’an Biosphere in a protected area of the jungle.
Two of the bedrooms at the home come with a king-sized bed, one to two private balconies, personal safes, and ensuite bathrooms with showers and vanities. One of the bedrooms also includes a jacuzzi for relaxing after a long day of fun and exploration, while a third bathroom has all the amenities but a shared bathroom. The last bedroom is perfect for children and includes two single beds, a safe, two balconies with lagoon and jungle views, and a shared bathroom.
To ensure guests can enjoy a truly tropical vacation, there are several staff members available. The property manager is on-call for questions, the pool person keeps the water clean and bright, and a housekeeper drops by six days a week to ensure a tidy villa interior. Some of the other amenities that create a luxurious experience include wireless Internet, outdoor showers, a gorgeous roof terrace, and access to watersports equipment.
Outside of the villa is a large rectangular pool surrounded by stone. A deck is available right off the main living area of the home that uses bright woods and is surrounded by dozens of palm trees. Inside, guests will find a formal dining area next to the kitchen and living room. There’s a variety of comfortable furniture and all the needed appliances to create a delicious meal. The villa is filled with top amenities and perfect for a Mexican vacation.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Terms and conditions:
The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean-up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.

Due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed.
It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality/conditions.
