A short distance from Arezzo, in a dominant position overlooking the valley and surrounded by the green Tuscan hills, Villa Arruns is an ideal retreat for a regenerating holiday. Set within a 17-hectare fenced estate that includes the property’s winery, vineyards, cellar, and tasting room, the villa offers an authentic countryside setting. Within the same park, there are two other independent villas, each with its own pool and private spaces.
The exterior of Villa Arruns is rich with trees, flowers, and shrubs that frame the beautiful stone structure. A private swimming pool (12 m x 5 m, max depth 1.30 m), fully fenced and equipped with sunbeds and umbrellas, is for your exclusive use. Just across from the villa, a loggia opens onto the garden and is furnished for outdoor dining. The property also offers paths for peaceful walks among the vineyards and outdoor fitness areas. Access is through an electric gate, and private parking is available.
The villa has been carefully restored using high-quality materials that respect the original architecture, enriched with elegant details. Special attention was given to ecological sustainability through a geothermal system that regulates the temperature of the house. With a surface of 450 m² on two floors, the villa accommodates up to 12 guests.
The main entrance opens onto a loggia and the ground-floor living room, furnished with armchairs, sofas, and satellite TV. This area connects to the dining room and three double bedrooms, each with an en-suite bathroom with a shower. The one bedroom and the dining room offer direct access to the garden, while the dining room also leads to the fully equipped kitchen.
A stone staircase from the ground-floor loggia leads to the enclosed loggia on the first floor, where you can enjoy a stunning view of the valley and Arezzo, even in winter. From here, you enter the dining room with its fireplace—once the heart of the old farmhouse where the family gathered after long working days. This room connects to three additional double bedrooms, all with en-suite bathrooms with showers. A second fully equipped kitchen on this level has direct access to the parking area via a wooden bridge, and a laundry room completes the floor.
