Villa Alice is an elegant nineteenth-century Liberty-style residence located in the heart of Fabbrica, a small and charming medieval village founded by an ancient Florentine family. Positioned at the top of the village, the villa offers a beautiful view of the surrounding rolling hills. Recently and carefully renovated, it maintains its original architectural character while providing modern comfort. The property lies in the municipality of Peccioli (8 km), awarded “Borgo dei Borghi 2024,” and is close to Terricciola (15 km), home to Cannavacciuolo’s restaurant “Laqua Vineyard.”
Surrounded by a lovely stone-paved garden arranged on terraces, Villa Alice offers a peaceful outdoor environment designed to ensure privacy. Two pergolas enhance the space—one furnished for outdoor dining and the other as a comfortable outdoor lounge. A brick staircase leads to the swimming pool area (12 m x 4 m, fixed depth 1.30 m, hydromassage area, salt water, open from 01 May to 30 October), complete with a solarium, sun beds, umbrellas, and a gazebo. From the garden and pool, guests can admire a spectacular landscape of vineyards and hills stretching toward Volterra. Additional outdoor amenities include a barbecue, table tennis, a bowling green, and a children’s play area.
The villa accommodates up to 13 guests across approximately 400 square meters on two levels. The main entrance opens into an atrium that connects to the ground-floor rooms: a well-equipped built-in kitchen with direct access to the pergola, a spacious dining room with a crystal table, a living room with fireplace, sofas, armchairs, satellite TV, and garden access, as well as a study and a double bedroom (convertible into a twin) with private bathroom with shower.
An internal stone and cast-iron staircase leads to the first floor, where a corridor opens onto the sleeping area: one suite with a canopy bed, one double bedroom, and two double bedrooms that can be converted into twins. This floor includes two bathrooms—one with a shower and one with a shower and bathtub. In three of the rooms, an additional single bed can be added.
Villa Alice offers free Wi-Fi, air conditioning, and heating (both on consumption). A cot and high chair are available on request. Pets are allowed for an additional charge.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
