Villa il Noccioleto is a charming Tuscan retreat with a private swimming pool, nestled among the rolling green hills of Montecatini Val di Cecina. It is an ideal destination both for those seeking a peaceful holiday and for guests wishing to explore the beauty of the surrounding area. Set on a south-facing hilltop, the villa enjoys breathtaking views stretching from the Castello di Querceto to the characteristic village of Sassa, marking the border between Val di Cecina and Val di Cornia. The nearby sea, only about 20 km away, brings mild temperatures and a pleasant breeze even during the warmest days.
The villa is surrounded by a beautifully maintained garden filled with local plant varieties. Its name comes from the hazelnut cultivation found in part of the surrounding grounds. In front of the house lies the swimming pool (10 m x 5 m, fixed depth 1.40 m), perfectly exposed to the sun and equipped with loungers, umbrellas, and an outdoor shower—an inviting space to relax during summer. The outdoor area also offers a convenient barbecue zone with a covered veranda, dining table, and chairs, ideal for enjoying meals outside with family and friends. A fitness area with gym equipment is located near the pool.
Inside, the villa can accommodate up to 12 guests across two levels. The ground floor opens into a spacious dining room. To the right is the living room, furnished with three sofas, a fireplace, and a TV. Beyond the dining room is the fully equipped kitchen, featuring a stove, fridge with freezer, toaster, blender, oven, espresso machine, and dishwasher. This floor also includes three double bedrooms with en-suite bathrooms, as well as a guest toilet.
A staircase leads to the first floor, where you will find a second living room with a sofa-bed, additional seating, and a TV. This level includes two double bedrooms with en-suite bathrooms and one twin bedroom, also with an en-suite bathroom.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
