Kalya Residence is a sanctuary of luxury and tranquility, set amidst lush tropical gardens. Enter through a charming wooden gate beneath a shingle-roofed archway, and step into a landscaped paradise. A natural stone retaining wall borders the garden, descending to a serene water feature behind the villa, accessible via steps leading to a picturesque bridge.
The elevated living and dining pavilion spans nearly the entire width of the residence, boasting a soaring wood-lined vaulted ceiling and windows on both sides that flood the space with natural light. At the heart of the dining area, a square pedestal table for ten invites gatherings beside a fully equipped open-plan kitchen, complete with a central island, premium appliances, and a built-in wine cooler. Opposite, the spacious lounge area features a plush cream-colored sofa, cozy armchairs, and a marble coffee table oriented towards a Smart TV. Elegant lighting, including a hanging candelabra and ambient table lamps, adds to the sophisticated atmosphere. Outside, a covered balcony runs the length of the pavilion, enclosed by a glass railing and offering tranquil views of the tropical garden and 20-meter infinity pool below.
Descending to the lower level, three of the villa’s four king-size bedrooms open out to garden and pool views. Each bedroom includes a private ensuite bathroom with a rain shower, and is connected by a covered walkway that runs the length of the villa. In front, manicured lawns extend toward the expansive pool terrace.
On one side of the pool, sunken bar stools invite you to enjoy refreshments at a swim-up bar within a shaded sala, which also features a dining table and cushioned seating. On the opposite side lies the villa’s luxurious master suite. This elegant space features a vaulted ceiling and direct access to the pool terrace. A private dressing area leads into a spacious ensuite bathroom, complete with twin vanities, a rain shower, and a terrazzo bathtub set beside a picture window framing breathtaking ocean views.

Please note Christmas, New Year and Chinese New Year reservations are non refundable.

While available for advanced requests, the concierge team connects with guests 30 days prior to arrival to coordinate arrivals and to reserve desired services and experiences. Guests with scheduled Christmas/New Year stays will be contacted 90 days prior to arrival.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.
Plan your dream destination wedding or special Thai event. The villa is available for wedding receptions and special events. Event is when there is more than 20 persons at the villa, or when any pre-planning is required.
Maximum capacity is 40 guests (combination of seating and standing, including guests staying in the villa).
Refundable Security Deposit:
- Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
- Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
Music and event curfew are until 12 midnight only.

The villa does not allow unregistered guests to stay overnight. Overnight guests are restricted to the 2 guests per rented bedroom and must be declared. Guests are responsible for the set-up and clean up of the event. The event may not occur within 24 hours of departure. For example, with Saturday departure guests must hold the event on Thursday or sooner. Guests must abide by local ordinances.
Kindly note that we are a strong advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not all owners condone the hiring and use of elephants and/or other wildlife for any events held in the villa and the immediate surrounding areas of the villa i.e. beach.
Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
Sky Lanterns are also prohibited by the local government in Koh Samui.
